CONCEPT & SITE ANALYSIS
Every successful project starts with a thorough understanding of your site, goals, and lifestyle. We begin with an on-site consultation to discuss your vision before developing a tailored design brief through our client questionnaire.
Our team coordinates all essential site investigations, including a professional survey, an existing dwelling measure-up (a detailed survey of your current home, where required), planning and zoning reviews, and underground service searches. We also undertake a detailed site analysis, assessing solar orientation, prevailing breezes, neighbouring properties, views, and site constraints to ensure your design responds to its environment.
With this information, we develop your initial concept designs, exploring multiple layout options and refining them together until we finalise your concept floor plan. This comprehensive process lays the foundation for a well-considered, compliant, and functional design.

CONCEPT & 3D MODEL
With your preferred concept established, we further refine the design and bring it to life through detailed floor plans, elevations, realistic 3D perspectives, and an interactive 3D model. This allows you to confidently visualise your future home and make informed decisions before moving into documentation.
Following your review, we incorporate your feedback and fine-tune the design until it's finalised. At this stage, we also recommend obtaining preliminary builder pricing to ensure the design aligns with your budget before progressing to the next phase.

DEVELOPMENT PLANS
Once your design is finalised, we prepare the comprehensive documentation required for your Development Application (DA) or Complying Development Certificate (CDC). Our team ensures your project complies with all relevant planning controls, including council requirements, the Development Control Plan (DCP), Local Environmental Plan (LEP), and applicable NSW planning policies.
We produce a complete set of detailed plans, including site plans, floor plans, elevations, sections, demolition plans, stormwater and drainage layouts, electrical plans, and schedules, creating a coordinated documentation package ready for approval. We also work closely with builders, engineers, and consultants to ensure everything is aligned before progressing to construction

APPROVALS
As part of your approval process, we coordinate the preparation and submission of all required documentation to support your DA or CDC application. This includes completing your BASIX Certificate (a mandatory NSW energy and sustainability assessment), preparing a Statement of Environmental Effects that explains how your project responds to its surroundings, and coordinating relevant authority approvals such as water board assessments and mine subsidence requirements where applicable.
We also coordinate any additional specialist reports required by council, including bushfire assessments, stormwater designs, landscape plans, or other site-specific studies. Our team coordinates the process from documentation through to submission, ensuring your application is complete, compliant, and ready for assessment.
