Design Brief & Outcome Double Shot is a truly bespoke secondary dwelling that challenges the traditional perception of a granny flat, demonstrating that smaller-scale living can deliver exceptional design, functionality, and long-term value. Designed as a considered standalone residence, the project reflects a tailored approach to compact living, where every element has been carefully resolved to maximise comfort, connection to the environment, and everyday functionality. At just 87m², Double Shot showcases how thoughtful design can transform a modest footprint into a highly functional and inviting home. The design process focused on creating a residence that responded specifically to its surroundings, optimising natural light, orientation, privacy, and indoor-outdoor connection while ensuring the dwelling complemented the existing property. Rather than applying a standardised approach, Double Shot embraces bespoke design principles, with spaces carefully planned around the needs of its occupants and the opportunities presented by the site. The result is a secondary dwelling that feels intentional, considered, and unique, proving that quality design is not defined by scale but by the thoughtfulness behind every decision. The project was approved through the Development Application (DA) pathway with a private certifier, streamlining the approval process while ensuring compliance with relevant planning and building requirements. Beyond its design success, Double Shot demonstrates the value of investing in well-considered secondary dwellings. The project has delivered strong rental performance, achieving a rental return 22% higher than the suburb average for a two-bedroom apartment, highlighting the potential of bespoke secondary dwellings as both a lifestyle solution and a strategic investment opportunity.
