Listening
Your journey begins with us listening. Following the completion of a digital questionnaire, we meet to understand your vision, lifestyle, and site-specific considerations. This lays the foundation for a tailored design brief and initial concepts that align with zoning and regulations your project's area.
During our Stage One we also ensure all preliminary checks are done.
Site survey
Check measure of existing dwelling (for renovations)
Draft existing floor plans
Review NSW Planning Property Report for site constraints
Review Council Development Control Plans (DCP) & Local Environmental Plans (LEP)
Obtain Planning Certificate from Council to identify further regulations
Dial-Before-You-Dig enquiry to locate underground services (telecommunications, electricity, gas, water)
Bringing Your Dream Home to Life
Once we’ve listened to your vision and developed the initial concept, Stage 2 is all about turning ideas into a tangible design you can see and feel.
At the beginning of this stage, we refine the home design based on your feedback, progressing to revised plans that include floor plans, elevations, 3D perspectives, and a 3D model. This interactive approach allows you to truly envision your dream home before construction even begins, making it easier to understand the flow, scale, and style of your future space.
After reviewing the updated designs, you provide feedback again. We then finalise the 3D model and other design elements, ensuring every detail aligns with your lifestyle and aspirations.
Preparing For Construction
Once your home design has been refined and approved in concept, the next stage is all about turning your vision into construction-ready documentation while ensuring council compliance.
At this stage, we arrange the Development Application (DA) or Complying Development Certificate (CDC) plans, required for approval in accordance with the Development Control Plan (DCP) and Local Environmental Plan (LEP).
Our team conducts a thorough review of both the DCP and LEP, as well as all relevant NSW State Environmental Policies and checklists, to ensure your design meets every local council regulation and guideline.
Next, we prepare detailed dimensional drawings and documentation suitable for construction.
Stage 3 is where your design moves from vision to reality, with every detail meticulously prepared to comply with council regulations and support a smooth build process.
Getting the Green Light!
Stage 4 focuses on making sure your home meets council regulations and sustainability standards. This begins with preparing and finalising the BASIX Certificate to confirm your home is energy-efficient.
We also create a Statement of Environmental Effects (SEE) to show your design complies with planning guidelines, and coordinate with water authorities to ensure your utilities are approved and plans are stamped for submission.
Additional site-specific requirements, including Bushfire Assessments, Mines Subsidence approvals, or stormwater plans, are managed by our team, so your application process is seamless.
Stage 4 ensures your home is fully compliant, sustainable, and ready for the next step in construction.
The Final tick of Approval
After completing the first four stages, the next step is obtaining your Construction Certificate (CC), an essential requirement before any building work can begin.
The CC Application can be lodged at the same time as your Development Application (DA) or after the DA has been approved and all conditions met. This certificate includes detailed building plans, engineering details, and site specifications, confirming that your construction plans comply with the relevant consent and the Building Code of Australia.
We guide you through the entire process, be it through an accredited private certifier, or through your local council.
Once the Construction Certificate is approved, your project is ready to be brought to life!
